In the interest of supporting our vision to be an intergenerational cohousing community Brougham Street Cohousing is seeking another young family to join our exciting project.
With awareness that young families may struggle to commit to a development such as this, we have put together a Young Family Offer in an attempt to lower the initial financial barriers to joining.
Who are we looking for:
- A community-minded family with school aged (or younger) child/children to become part of a multi-generational community with 19 other households.
What’s on offer:
- Your own 3-bedroom house (Unit 15 Treehouse) on a separate title (see below for more details and floorplan).
- Two carparks on your title.
- Plus a 1/20 share of community owned land and buildings including large car free open space, common gardens, central Common House and heritage buildings.
- Community living with optional shared meals and relaxed social dynamics alongside 19 other households consisting of families, couples, and singles of diverse age groups.

How to secure the property:
- Complete a financial assessment through our Development Manager Property Collectives.
- Tim Riley from Property Collectives will contact you to confirm your option to purchase the remaining unit, or he can discuss with you if he feels there are problem areas.
- Sign the Joint Venture Deed and pay a minimum of 10% ($130,000) deposit.
Our Young Family Offer
Our project is self-funded. As residents we are covering all the costs involved, and have shouldered the all risks, of development. Joining the Brougham Street Cohousing project usually involves an initial equity deposit of 30% from each household so we can make it happen. In an effort to make this project more accessible to young families, our young Family Offer allows you to join for a minimum deposit of 10%. The balance is payable when the project is completed in October/November 2026 via a normal home loan.

What happens when I sign the Deed?
You become a member of the Brougham Street Cohousing “Joint Venturer”., The community is the developer through the Joint Venture, You have full voting rights and you purchase your unit at cost.

- Less than 5-minute walk to Eltham High and 10 min walk to Eltham Station.
- Two doors down from Eltham Leisure Centre.
- A walk or short drive to Eltham shops.
- Easy access to local walking trails.
Tell me more about Brougham Street Cohousing
- The Cohousing model brings both site design and community elements together to improve liveability.
- Carparks are situated on the site perimeter, which improves site safety and reduces the focus on cars.
- Houses are entered from car free communal walkways.
- Walkability and common areas increases the chance of neighbourly interactions and reduces isolation and loneliness.
- Only 30% of the land is being built on. With a total land size of 6,000m2 this leaves us with ample open space with flower, native and productive gardens.
- The Common House is a large open plan building which used to be a Café. It is owned by the community and will be a central location for people to congregate to share meals, arrange functions and hang out.
- The intention is to get together to share meals once or twice a week, cooked in the commercial kitchen in the Common House. Attendance is optional, but it is the main way we all get to know each other and share.
- Community based on shared values (see Our Vision section of webpage)
- We currently run the building project though ‘Circles’. These are committees or workgroups that carry out specific functions and operate on behalf of the community. Participation is optional and Circles will also be the organising structure for shaping community life once we have moved in. Some examples of Circles are Heart Circle, Sustainability Circle, Governance Circle, Building and Grounds Circle.
Who will be living there?
- A multi-generational group of people, with current community age range from 8 to 80 years old.
- Some households are existing Eltham, Montmorency or Heidelberg residents, while others are moving from Queensland, Western Australia, South Australia, Perth, Canberra and South Africa to join us.
- Occupations include engineer, musician, counsellor, educator, gardener, software developer, project manager and more.
- Talents are too many to mention, but there is usually the know-how from someone in the community.

Who is running the project and where is it up to?
- At Brougham Street we are using the German Baugruppe model of resident-led design and development to build 20 homes, upgrade existing structures and undertake landscaping.
- We are supported in this by our Development Managers Property Collectives, architects DKO, builder Evve Group, and landscape designers Realm.
- The build commenced on 30 June 2025.
- The build is projected to take at least 15 months to complete.
- Updates on the project occur via monthly whole of community meetings and monthly management meetings run by Property Collectives. Both are held on Tuesday evenings via zoom.
How many units are there in total?
There are 20 units in total, broken up into “typologies”
- 2x Lofts (4 bedroom)
- 6x Garden Houses (2 bedrooms)
- 2x Lake Houses (2 bedrooms)
- 10x Tree Houses (mix of 1,2 and 3 bedrooms)
Only one unit remains – All units are now sold except for Unit 15 – a 3 bedroom treehouse.
Can you give me a more detailed breakdown of costs?
- Sale price: $1,268,000 (inclusive of house, carparks and 1/20th share of common land/buildings)
- GST paid on settlement $55k+
- Equity interest on settlement (est. $10k) (Normally we require 30% deposit so we can self fund the build, but we are able to reduce the deposit on the final unit to make it easier for a family to purchase)
- Stamp duty paid on 1/20 of land value (est. $10-15k).
